THINGS YOU NEED TO KNOW ABOUT HOMEOWNERS' ASSOCIATION FEES

1: The community fee is a periodical fee that is assigned to the owners of each of the dwellings of a community of neighbours, to guarantee the correct functioning of the community.


2: Community expenses include:

- General supplies

- Maintenance of the common areas

- Heating if it is central or the light that is used to illuminate common areas

- Cleaning of the common areas


3: The community fee is calculated taking into account the participation fee according to multiple variables that determine the value of the property in the building.


4: The "derramas" are extraordinary community expenses that are included outside of the regular community fees, usually to repair breakdowns or fix any damages.


5: When renting, in most cases, it is paid by the owner. However, it can be agreed in the contract that it is the tenant or lessee.
